Flat Buying Costs — GST, Stamp Duty & Maintenance
The gap between a project's base price and the amount you actually pay can be significant. Here is how to build your true, all-in budget for a flat in Ghaziabad — with every major charge explained in plain language.

Many buyers anchor to the base price and get an unpleasant surprise at booking. A realistic budget accounts for several additional heads on top of the quoted rate. Note upfront: exact tax and duty rates change over time and by category, so always verify the current, applicable rates for your specific case before deciding — this guide explains the heads, not fixed percentages.
1. Base price (BSP)
The basic sale price is the rate per square foot multiplied by the super area. It is the headline number in most listings, but it is only the starting point. For Rosemont Residency, indicative references are around ₹1.54 Cr* onwards (1930 sq.ft) and ₹1.72 Cr* onwards (2150 sq.ft) — confirm the live written rate before budgeting.
2. Floor rise and PLC
Higher floors often carry a floor-rise charge, and preferred locations — park facing, corner, road facing — carry a preferred-location charge (PLC). These can add a meaningful amount depending on the unit you choose, so ask for the full grid of charges by floor and facing.
3. GST
GST applies to under-construction property at the rate prevailing at the time of your transaction. Because rates and rules change, confirm the current applicable GST with the builder and your own advisor rather than assuming a figure you read elsewhere.
4. Stamp duty and registration
Stamp duty and registration charges are levied on the sale value at the time of registry, as per the applicable state rules in Uttar Pradesh. These are statutory costs paid to the government, separate from anything the builder charges, and can add up to a large amount — budget for them early.
5. Car parking and club charges
- Car parking allocation — usually a one-time charge
- Club membership / one-time club charges for facilities like Club Roset
- Any other one-time infrastructure or development charges
6. Maintenance and deposits
Expect an interest-free maintenance security (IFMS) deposit, an advance maintenance charge for a defined period, and ongoing monthly maintenance after possession. A large clubhouse and premium amenities generally mean a higher maintenance standard, so factor the recurring cost into your long-term budget, not just the purchase.
Sample all-in cost framework
- Base price (rate × super area)
- + Floor rise + PLC
- + Car parking + club charges
- + GST as applicable
- + Stamp duty + registration
- + IFMS + advance maintenance
- = Your true, all-in cost
How to avoid surprises
Ask for a written cost sheet that lists every head above with amounts, so you can see the real total before committing. Confirm carpet versus super area, and never rely on a portal's headline price. We do not publish fake fixed or all-inclusive prices — the correct final figure always comes from the current written cost sheet plus statutory charges.
